Coorparoo and Brisbane’s inner east

Why James
Most agents across Brisbane's inner east sell whatever comes up. James does not. The large majority of his sales are apartments and townhouses, which means he knows what a two bedroom in Coorparoo is worth this month rather than what the suburb median says it was worth last quarter.
That specialisation shows up in the part a seller actually feels. Buyers for an apartment behave differently to buyers for a house, they compare differently, they finance differently and they move on a different timetable. A campaign built for one does not work for the other.
Before real estate he spent ten years negotiating contracts for a multinational, and he holds a Diploma of Finance. He has also built, renovated and invested himself. When a negotiation gets difficult, that is the part his clients tell him they notice.

Selling
Most agent sites show you three good results. This one shows the lot, with the address, the price and the date on every single sale, updated straight from the portals rather than typed in when someone remembers. If a claim about results is worth making, it should be checkable.

Buying
James works a small patch closely, which usually means he knows what is coming up before it is advertised. If you are looking in Coorparoo, Camp Hill or the inner east, tell him what you are after and he will keep you in mind. There is no obligation attached to that and it costs you nothing.

The person selling it
Clients describe James as attentive and quick to respond, which is the bare minimum and not really the point. The thing he gets told most often is that he is honest about price early, even when the honest number is lower than the one the owner had in mind. It is a harder conversation in week one and a much easier campaign afterwards.
He lives and works in this part of Brisbane and has watched it change. He knows why a building on one side of Old Cleveland Road sells differently to the one opposite, which lifts hold their value and which look the same from the street and do not. That is the sort of thing you only get from working one area properly.
